How we research communities

Orlando New Communities is a guide to new-construction communities in greater Orlando. It is written for people comparing places to live, many of them moving to Central Florida from somewhere else.

Where the facts come from

Prices, plans and home counts come from builders’ current listings. HOA and CDD figures come from builder disclosures and community documents where available. School assignments come from the builder or the county school district. Each community page lists its sources and the date they were checked.

What we leave out

If we can’t find a reliable source for a number, we leave it off rather than guess. A missing HOA fee means we haven’t confirmed it yet, not that there isn’t one.

How often pages are updated

New-home pricing changes constantly. We recheck active communities regularly and update the “facts checked” date on each page when we do. If you spot something out of date, emailhello@orlandonewcommunities.com.

Who runs this site

Orlando New Communities is an independent guide. It isn’t a brokerage and doesn’t sell homes. When you contact us about a community, we pass your message to a licensed local real estate agent, who replies to you directly.
