Overview
Waterleigh is one of the larger neighborhoods in Horizon West, built around Hickorynut Lake southwest of Winter Garden. GrowthSpotter reported in 2017 that it was planned for up to 3,600 homes across about 1,400 acres, with construction on the first phase starting in 2014. D.R. Horton is still building there, and its page showed a new phase open in October 2026.1,6
Homes and builders
D.R. Horton sells nine floor plans in its Tradition Series, from the 1,567-square-foot Ibis townhome up to two-story single-family homes of more than 3,300 square feet. All nine plans, with their specs and base prices, are in the home models list above. Prices change frequently, and the builder was advertising time-limited savings in October 2026.1,2,4
The Sea Cliff, at $663,990, was the highest base price D.R. Horton listed. On October 21, 2026, the builder showed 25 homes for sale, priced from $454,990 to $939,076, with a dozen more under contract. D.R. Horton notes all-concrete-block construction, smart-home technology and included lawn maintenance.1,4
Amenities and lifestyle
Amenities are spread across the community and include several resort-style amenity centers, indoor fitness centers, playgrounds, sports fields, mini-golf, beach volleyball, a hammock beach, a community garden and walking trails. D.R. Horton also points to a Publix inside the community.1

D.R. Horton’s page doesn’t list HOA or CDD figures. MLS data compiled by Momentum Realty in October 2026 shows a median HOA of about $247 per month across 88 listed or recently sold homes, while BEX Realty lists a $266 to $379 range. A Jome plan listing and an MLS listing in Waterleigh Phase 1a both show no CDD. Dues and assessments can differ by phase, so ask for the HOA budget and a tax estimate before you sign.1,7,8,9,10,11
Location and commute
Waterleigh sits off Avalon Road in southwest Orange County. D.R. Horton’s directions start at SR 429 exit 13, follow Schofield Road east, then run about two miles down Avalon Road to the entrance. The builder puts the theme parks about four miles away but lists no drive times. D.R. Horton lists Water Spring Elementary, Water Spring Middle and Horizon High, and OCPS’s 2026-27 zone map agrees for the builder’s current section along Shine View Lane. Other parts of Waterleigh, including the area around the sales center on Atwater Bay Drive, are zoned for Panther Lake or Atwater Bay Elementary, while the middle and high school assignments are the same, so check any specific address with OCPS.1,5,6
