The Isles of Lake Nona guide

Reviewed . Every figure comes from the sources listed at the end.

Overview

Isles of Lake Nona is a gated neighborhood built by Pulte Homes on roughly 142 acres on the west side of Narcoossee Road, less than three miles from SR 417, in Orlando’s Lake Nona area. Pulte bought the land in 2019 with plans for 508 homesites arranged around a chain of connected ponds, and scheduled the opening for 2020. By mid-2025 Pulte’s community page marked Isles of Lake Nona as sold out, and that page now redirects to Pulte’s general Orlando listings. Anyone shopping here in late 2026 is buying a resale, not new construction.1,3,11

Homes and builders

Pulte was the sole builder. Its Orlando brochure describes single-family homes and townhomes ranging from about 1,345 to 5,363 square feet, with 2 to 7 bedrooms, 2 to 6.5 baths and two- or three-car garages. Pulte’s materials also list bungalows among the home types. Pulte’s marketing pointed to natural gas service and smart-home prewiring.1,2,3

Plan/Collection Type Beds Sq ft From price
Pulte townhomes and single-family homes (all phases) Single-family, townhome 2–7 1,345–5,363 Sold out

When Pulte announced its land purchase in 2019, it said prices would start under $300,000. An undated Pulte brochure gave a range from the $300,000s into the $700,000s. Neither figure reflects today’s resale market. No builder pricing exists as of October 21, 2026, so check current MLS listings instead.1,2,3

Amenities and lifestyle

Residents share a clubhouse with a fire pit, a resort-style pool with a cabana and splash pad, a fitness center, sport courts and a playground. Entry is gated. Pulte’s page also notes a fiber network with internet speeds up to a gigabit.1,2

Costs to know (HOA, CDD and taxes)

Expect an HOA fee. MLS listings from 2023 to 2026 show about $333 to $480 a month: single-family listings showed $333 in 2023 and $422 in 2026, and a 2026 townhome listing showed $480. Listing remarks say dues cover internet, common grounds, the gate and private roads, and one notes landscaping for individual homes. Homes here also pay a Poitras East Community Development District assessment on the Orange County tax bill; the City of Orlando created the district in 2018. Orange County Property Appraiser records for the 2026 tax roll show about $870 a year on sampled townhomes and roughly $1,050 to $2,180 on sampled single-family homes, so check the bill for the specific address before you make an offer.5,6,7,8,9,10

Location and commute

The community sits off Narcoossee Road near SR 417. Pulte says it’s about 5 minutes from Lake Nona Medical City and about 10 minutes from Lake Nona Town Center and Boxi Park. For 2026–27, OCPS zones the neighborhood for Luminary Elementary, Luminary Middle and Lake Nona High. Older Pulte materials named Laureate Park Elementary, so use the district lookup for any specific address.1,3,4
