The Meridian Parks guide

Reviewed . Every figure comes from the sources listed at the end.

Overview

Meridian Parks is Mattamy Homes’ community east of SR 417 and south of SR 528, north of the main Lake Nona district. It’s the sales name for the neighborhoods Mattamy is building inside the larger Starwood planned development. City of Orlando planning records list the project as the Starwood Annexation (aka Meridian Parks), covering land south of SR 528, east of SR 417 and north of Wewahootee Road that the city annexed in 2015. Mattamy and GrowthSpotter put the property at about 2,560 acres. Beachline South Residential owns and develops the land; a 2018 Lake Nona Social report described it as an entity of Palm Beach Gardens-based Land Innovations. Mattamy has been the exclusive single-family builder since 2017, and its site was promoting a new phase in October 2026. Mattamy describes the community as surrounded by about 630 acres of nature preserves.1,3,4,5,6,7

Homes and builders

Mattamy offers two-story townhomes and one- and two-story single-family homes. Plans run from 1,476 to 3,401 square feet with 3 to 5 bedrooms and two-car garages. All 15 plans, with their specs and base prices, are in the home models list above. Prices change often, and Mattamy notes that the final price depends on the homesite, structural options and design upgrades.1,2

Mattamy also listed seven quick move-in homes, priced from $391,501 to $580,252, with completion dates between November 2026 and February 2027. We found no other builder selling here in October 2026.1

When Mattamy signed on in 2017, the long-term plan called for more than 4,000 single-family homes, 2,000 multifamily homes and nearly 500,000 square feet of retail and office space. The city’s September 2024 projects list carries 4,400 single-family and 2,000 multifamily units and expects a build-out of 10 to 15 or more years, likely moving from west to east. That list also showed more Meridian Parks neighborhoods (N-2, N-3, N-6, N-7 and N-13) approved but not yet built, each planned with a mix of single-family homes and townhomes.3,6

Amenities and lifestyle

The amenity center has a resort-style pool with a water play area for young children, a fitness room, a yoga lawn and an amphitheater for live music. The neighborhoods also have pocket parks, playgrounds, a dog park, a fire pit and paved trails. Outdoor art installations change about twice a year. Plans filed in 2018 called for clubhouses of different sizes across the development and more than 20 miles of connected walking and biking trails. Mattamy reports an average HERS energy score of 58 for its homes here.1,2,4,5

Costs to know (HOA, CDD and taxes)

Mattamy doesn’t publish the HOA amount, but it says dues include 1-gigabit internet. MLS records for 2025 and 2026 Mattamy closings show about $128 to $195 a month for single-family homes and $275 to $355 a month for townhomes. Homes here also pay community development district (CDD) assessments on the annual property tax bill. Orange County Property Appraiser records put most built phases, plus the Milestone Circle townhomes Mattamy is now selling, in the Dowden West CDD. Its FY2027 rate sheet works out to about $1,212 to $1,214 a year for townhomes and about $1,942 to $3,090 for single-family lots, depending on lot width and bond series. The newest section, around the Tidal Wave Street sales center, is in the Dowden Central CDD, which Orlando created on nearly 380 acres in March 2026 at Beachline South Residential’s request. Its 2026 assessment on the four quick move-in lots we checked was about $2,180. Because current quick move-in homes fall in both districts, ask Mattamy for the figure on a specific homesite and check estimated property taxes before you sign.1,2,8,9,10,11,12,13,15,16,17,18

Location and commute
