Overview
Laureate Park is a neighborhood in Lake Nona, the master-planned district in southeast Orlando developed by Tavistock Development Company. It opened to development in 2011. In 2018 GrowthSpotter called it Lake Nona’s largest and fastest-growing neighborhood and reported plans for close to 2,650 homes at full buildout. Lake Nona’s own description highlights brightly colored homes with front porches, and the neighborhood has its own village center. New construction continues in late 2026, with production builders selling in the southern sections and a few custom builders also active.1,3,9
Homes and builders
Buyers can choose from single-family homes on 30-, 40- and 50-foot homesites, three-story townhomes and custom homes. Every current plan, with its specs and base price, is in the home models list above. Prices change often and vary by homesite and options.1,3,4,5
- Toll Brothers: Alora townhomes (the Atwood, Verne and Joyce).5
- Craft Homes: single-family homes.6
- Dream Finders Homes: single-family homes on 40- and 50-foot homesites.4
- ICI Homes: single-family plans built to order.1,7
- David Weekley Homes: the Garden Series on 30-foot homesites. Its website listed move-in-ready homes only (from the $641s) and no floor plans, so it isn’t in the models list.3
ICI Homes’ website prices its Laureate Park plans from $727,900 to $956,900, the highest published base price in the neighborhood. Dream Finders’ most expensive listed quick move-in was $982,990. DeVoe Custom Homes, Envy Custom Homes and Barcellona Homes build custom homes and don’t publish base prices. Lake Nona describes the overall price band as $500,000 to $1 million.1,8
Amenities and lifestyle

The Laureate Park Aquatic Center anchors the neighborhood’s recreation. Builders list pools, a splash pad, a fitness center, tennis, pickleball and basketball courts, and playgrounds. Lake Nona adds dog parks, community gardens and autonomous shuttles. Shops, restaurants and a dock overlook sit at the Laureate Park Village Center. Toll Brothers says Alora buyers also get some amenities reserved for that enclave.1,3,4,5

Costs to know (HOA, CDD and taxes)
Expect both an HOA fee and a CDD assessment. David Weekley’s Garden Series disclosure lists HOA dues of $535.63 a quarter, including internet, and annual CDD assessments of $1,761.62 to $2,297.77 depending on the homesite. Other builders’ sections may carry different amounts, so ask each sales office for its disclosure, and budget for Orange County property taxes on top of these amounts.3
Location and commute
Laureate Park sits in Lake Nona in southeast Orlando, in the 32827 ZIP code. Lake Nona’s marketing, written for the whole district rather than Laureate Park, puts downtown Orlando about 20 minutes away and the Atlantic Coast beaches about 45 minutes. School zones split by section. For 2026–27, OCPS assigns the original northern streets to Laureate Park Elementary and Lake Nona Middle, and the southern streets where Craft Homes, David Weekley, Dream Finders, ICI Homes and Toll Brothers are building to Luminary Elementary and Luminary Middle. Every section feeds Lake Nona High.3,10,11
