Orlando New CommunitiesGet pricing

The most affordable new-construction communities in Orlando, by monthly cost (2026)

The lowest starting price isn’t always the lowest monthly bill. HOA dues, a CDD assessment and the local tax rate all add to what you pay. Meridian Parks comes out lowest on both.

Mortgage rate 7.32%, week of October 22, 2026. Builder prices checked October 21, 2026.

Estimated monthly cost, lowest first

For each community’s lowest-priced plan open to all ages: a 30-year fixed mortgage with 20% down at Freddie Mac’s average rate of 7.32%,1 the lowest HOA dues and CDD assessment we found, and 2026 property taxes with a homestead exemption.2,3

What moves the monthly number

  • Fees: Hamlin and Waterleigh have no CDD. Elsewhere the CDD adds $101 to $147 a month at the low end of each range.
  • Tax rate: homes inside Orlando city limits pay the city’s own rate on top of the county’s, so their 2026 total is higher than in unincorporated Orange County. Osceola County’s rate is lower than either.
  • Interest rate: each percentage point on the rate moves the payment on a $400,000 loan by about $267 a month, so ask builders about rate buydowns among their incentives.

What this leaves out

Homeowners insurance, which varies too much by home and insurer to estimate fairly, and mortgage insurance if you put down less than 20%. County fees for garbage, stormwater and street lights also appear on some tax bills: about $615 to $646 a year on the unincorporated Orange County homes we checked, and a $143 to $176 stormwater fee inside Orlando.2 Prices are builders’ base prices, before the lot premium and options. Ask your lender and the builder for a full estimate on the home you choose.

How we calculated this

Mortgage: principal and interest on 20% down, 30 years, at Freddie Mac’s weekly average. HOA and CDD: the low end of the ranges on each community page; those can belong to a different home type than the lowest-priced plan, so check the dues for the plan you want. Property tax: the 2026 rate for the community’s tax district, read from sample parcels with each county’s property appraiser, applied to the base price after Florida’s homestead exemption ($25,000 off all taxes and another $25,000 off non-school taxes). Counties value homes as of January 1, so the first bill on a newly built home may cover only the land; budget for the full amount the year after.
