The Orlando market for context

Homes sold by members of the Orlando Regional REALTOR® Association, mostly in Orange and Seminole counties, had a median price of $399,610 in September 2026, compared with $400,676 in August 2026 and $402,319 a year earlier (down 0.7%).1 It covers every type of home sold that month, not only new construction.

New homes start below that median in Meridian Parks. A builder’s starting price is for its lowest-priced plan, before the lot premium and options, so most buyers pay more.

Why the numbers differ

Price per square foot depends on the home as well as the place: plan size, lot size and the builder’s finish level all move it. Use it to compare plans of similar size, alongside the HOA and CDD fees you’ll pay every year.

How we calculated this

Each floor plan’s builder base price, divided by its square footage (the midpoint where the builder gives a range), from the plans listed on each community page. Base prices leave out lot premiums, options and incentives, so a finished home’s price per square foot is usually higher. Builders change prices often; confirm with the builder before you buy.
